Not every underperforming website needs a full rebuild. Sometimes it's a configuration problem. Sometimes it's content. Sometimes the architecture is so old that anything short of a rebuild is throwing good money after bad. Here's how to tell.
Eight signs you need a rebuild
- Page load times over 4 seconds on mobile. -- If your site is fundamentally slow because of bad hosting, bloated themes, or 30 plugins, retrofitting performance is harder than rebuilding.
- Mobile experience that's clearly an afterthought. -- Tiny text, hidden phone numbers, broken layouts, can't tap things easily. If mobile usability is broken, the architecture is wrong.
- CMS so painful nobody updates content. -- Most outdated sites are outdated because editing them is too much hassle. If "we'd update it more if we could" is a refrain, that's a rebuild signal.
- Conversion under 1% on warm traffic. -- If 99 out of 100 visitors leave without engaging, the site has a fundamental clarity or trust problem that's bigger than incremental fixes.
- Visual design that signals "2015" or "2018". -- Design fashion shifts. A site that looks dated reads as "this business isn't paying attention" to prospects, even if the underlying business is excellent.
- SEO that's plateaued or declined. -- Sites built on outdated platforms or with broken technical foundations stop ranking. If organic traffic has been flat or falling for 18 months, the foundation is suspect.
- Security incidents or warnings. -- Old WordPress installs, abandoned plugins, expired SSL, malware warnings. Security debt eventually forces a rebuild.
- The original agency disappeared. -- If you can't get support, can't update, and don't have source-code access, you're at risk of catastrophic failure. Better to migrate now than emergency-rebuild later.
Three signs you just need minor fixes
- Content is out of date. -- Refresh copy, update photos, add recent case studies, fix broken links. £200-£500 of work.
- CTA is unclear or wrong. -- Tweak the buttons, update the form fields, add a clearer next-step prompt. Half-day of work.
- Specific pages convert badly. -- Rewrite the underperforming pages with the conversion elements we cover separately. A few hundred pounds per page.
How to tell which camp you're in
Ask:
- Can your current site reach Lighthouse Performance 80+ with reasonable optimisation? If no, rebuild.
- Is the CMS one your team is comfortable using? If no, that's a real cost.
- Is the design within 5 years of "current"? If older, prospects notice.
- Can you measure conversion meaningfully? If no, you can't optimise.
If you answered "no" to two or more, a rebuild is probably right. If you answered "yes" to all, fixes are enough.
Rebuild cost realities
A rebuild for a UK small business typically lands at:

- £1,999 for a professional site with conversion-tuned design
- £3,500-£8,000 for sites with portals, bespoke integrations or sector-specific complexity
The longer you delay, the more revenue you bleed. A site converting 1% vs one converting 4% is leaving 3x conversion on the table every month.
What to do before you commit
Get a free website audit from us (or anyone competent). The audit should tell you specifically what's broken, what's fixable cheaply, and what truly requires a rebuild. Beware agencies whose audit always concludes "you need a rebuild" — that's sales, not advice.
